Farm News: Yep - Farms Land Value Went Down Too

There may not have been many sales of farm real estate lately - but the price for that sale is reflecting the tough economy overall.

The Wisconsin Ag Statistical survey just released says as of January 1, of this year - the value of farm real estate, including land and buildings, in Wisconsin averaged $3,720 per acre, down 1 percent from the previous year.

Now despite that dip, Wisconsin's value is still ahead of neighboring states - and well ahead of the national average.  In other Lake States neighbors like Michigan and Minnesota - their values really dipped.  The average acre of farm land in Michigan was at $3,650, and Minnesota priced out at $2,940. The national average was $2,140 per acre.
 
Of course in agriculture - what you're using that land for matters too in the value. For example, cropland values in Wisconsin averaged $3,610 per acre if it were sold. This was a decrease of $40 from last year. Average pasture values decreased $30 per acre to $2,020.

Wisconsin had a cropland rental rate of $92 per acre, as of January 1, 2010. This is an increase of $5 over last year. Wisconsin had the third-highest pasture rent, at $32 per acre. This is well above the U.S. average of $11.00 per acre.
